For HOAs, RV resorts, property managers & builders
Commercial Landscaping & Property Care
We bring neglected common areas, entrances and grounds back under control, then keep them that way. Plus bulk material to the job site on our own trucks.

One local crew for the property, the job site and the material
We bring neglected common areas, entrances, drainage corridors and grounds back under control, then keep them that way.
HOAs, RV resorts, property managers, builders and business owners use us for the landscape and property work itself, and for bulk material delivered to the job site on our own trucks. Because our crew installs what we sell, you can hand us the whole scope (cleanup, grading, planting, irrigation, drainage and washing) instead of coordinating several companies.

Three ways to work with us
Fix it once. Keep it fixed. Keep it clean.
Most commercial work falls into one of these, and most restorations finish with an optional maintenance plan so the work you paid for doesn’t grow back.

Landscape restoration
A one-time reset for overgrown common areas, entrances and drainage corridors: cleared, cut back, repaired and finished. Quoted in phases so a board or owner can approve what fits the budget.

Grounds maintenance
Scheduled visits under a written scope: mowing, trimming, bed care, debris and irrigation checks, with dated photos after every visit to forward to the board or owner.

Pressure & soft washing
Sidewalks, RV pads, pool decks, curbs and building walls, cleaned with the right method for each surface, on a schedule or before a board walkthrough.

Property problems we solve
Start with what the property looks like today.
- Overgrown common areas: cut back and finished so they look maintained again
- Swales and ditches: overgrowth cleared, regraded, rip rap where water washes out
- Irrigation that wastes water: broken heads, stuck zones, overspray onto walks and buildings
- Tired entrances and sign beds: fresh planting, rock or shell, and lighting
- Stained walks, pads and pool decks: pressure and soft washing
- Storm debris and season resets: scheduled cleanup, plus make-ready between tenants or owners

How a commercial proposal works
From site walk to signed scope, with no surprises.
Step 1
Site walk
We walk the property with you or your manager and take photos and measurements.
Step 2
Prioritized scope
What has to happen first, what can wait, and what’s optional, in plain language.
Step 3
Written proposal
Line-item pricing by phase, exclusions, timeline and payment schedule, sent by email through Joist to review and approve online.
Step 4
Approvals
If the board, ARC or management company needs to approve, we provide the documents they ask for. The association decides.
Step 5
Phased work
Our own trucks deliver and our own crew does the work, phase by phase, with photos as each phase is completed.
Step 6
Ongoing care, optional
A maintenance plan with a photo report after every visit, so the property stays where we left it.
Need a certificate of insurance, a W-9 or a PO number on your paperwork? We can provide a certificate of insurance with your proposal and name your association or management company as certificate holder. Community, HOA and site rules can limit truck access and work hours, so tell us about them up front. We are a private contractor and cannot approve projects on behalf of an association.
Work from our crews
The same skills, at a bigger scale.
Our project stories so far are residential and RV-lot work. The skills carry straight over to common areas: clearing, grading, drainage, planting, irrigation and washing.

RV lot
Lakefront RV lot refresh
Overgrown beds, dead fronds and debris cleared, palms and hedges trimmed, beds mulched and pads washed.

Residential
Canal-front regrade & sod
A backyard stripped, regraded and topped with new soil and sod, from the house to the seawall.

Residential
Paver & wall washing
Stained pavers and retaining-wall block washed back to their original color.
FAQ
Questions from boards, managers and contractors
Do you provide a certificate of insurance?
Yes. We can send a current certificate of insurance with your proposal, and name your association or management company as certificate holder on request.
Can you quote in phases?
Yes. Most commercial proposals are split into phases so the work can be approved and scheduled to fit a budget or fiscal year.
Do you need to see the property first?
For commercial work, yes. Photos help us prepare, but we walk the site before giving a final proposal. Material-only deliveries can usually be quoted from the address, material and quantity.
How do maintenance reports work?
After each visit you get dated photos and a short note: what was done, anything we noticed, and anything that needs a separate quote.
Do you mow large properties?
Yes. Mowing can be part of a commercial maintenance plan, scheduled with the rest of the grounds work.
Do you handle drainage permits or engineering?
No. We do grading, swale cleanup, French drains and erosion-control planting. If a fix needs an engineer or a permit, we’ll say so and work alongside them.
Do you do tree work or emergency storm response?
We trim palms and shrubs and do scheduled post-storm cleanup. Large tree removal and 24/7 emergency response are outside our scope.
What areas do you cover?
Fort Myers and Lee County, including Lehigh Acres, Cape Coral, North Fort Myers, Fort Myers Beach, Estero, Bonita Springs, Buckingham and Alva. Just outside that? Ask and we’ll check. See service areas.
